Get ready for more Corners, Brookfield.

The 750,000-square-foot Corners of Brookfield “town center,” with 400,000 square feet of retail and restaurant space and 244 apartments is not only growing, it is also getting a bit of a revamp. It's also losing its cinema.

The Corners of Brookfield, which opened in 2017, announced Wednesday that it plans a major makeover of Market Street, which runs along the east side of the complex, including new stores and upgrades to the public spaces. Part of the change is the closing of the Silverspot Cinema on June 16.

That space will be repurposed later in the year.

Evereve, which opened in 2024 on High Street, will move to a larger space on Market Street and the block will also get Wisconsin’s first Alo Yoga (Alo), a Los Angeles-based premium activewear brand.

Both of those locations are currently being built-out and are expected to open by late summer, joining tenants like Free People, Vow’d, Arhaus and Margaux French Brasserie.

Other spaces on the street have been leased or have letters of intent and leases are being negotiated. More 2025 store openings are expected to be announced.

Late August is also when construction on public space improvements on Market Street are expected to be completed. That work includes changes to the landscape and hardscape, bench seating, planters, and sidewalk and parking realignments that were started earlier in May.

Pepper Construction is the general contractor.

The Corners says that in 2024 Bluemercury, Rowan, Sunglass Hut, Margaux Brasserie and [solidcore] opened new stores, and lululemon, Altar’d State, Belair Cantina, Evereve, Bonness Medispa, Grimaldi’s Pizzeria, Wisconsin Vision and Sendiks have all expanded or relocated to larger spaces.

“Customer support has been robust, and it’s our mission to listen to our customer and give them what they want – brands that are relative to their aspirations and the way they live their lives,” said Robert Gould, CEO of Brookfield Corners LLC and head of the U.S. operations of IM Properties, the master developer and owner of The Corners.

“We took a long look at which of our retailers were the most popular and made calculated decisions to build on key brands and introduce new uses to evolve the center through a new Market Street.”

The Corners says that the decision to close Silverspot was mutual.

“Working with Silverspot over the years has been a pleasure,” said Gould. “This was not an easy decision, but one made thoughtfully and collaboratively in the best interest of our customer. The movie industry continues to face headwinds, and this transition allows both The Corners and Silverspot to pursue new opportunities.

“Reinventing the Silverspot space is a bold initiative and substantial investment, which underlines our ongoing commitment to curating a tenant mix that is dynamic and best serves our customers.”

“We’re proud of what we brought to The Corners and the Town of Brookfield over the past five years,” Silverspot CEO Gonzalo Ulivi added. “While it’s always difficult to leave a market, this mutual decision reflects the changes and opportunities both sides see ahead.”

At the same time, plans are moving ahead for the West End mixed-use development that will sit on land that had previously been home to two restaurants and a La Quinta hotel, now razed.

The new development – designed by RINKA+, which is also doing work on Market Street – will have 40,000 square feet of retail space, 278 apartments in two buildings over podium parking, and the West End Club, a fitness and wellness amenity for residents.

Renderings also show an outdoor pool.

The development – being advised by Mandel Group – also includes a stand-alone retail building along Bluemound Road that will, according to The Corners, “showcase a signature tenant that is currently negotiating lease terms.”

Construction on that project is expected to begin in the first half of 2026. Completion is expected in two phases: the third quarter of 2027 and second quarter of 2028.

“The Corners, Town of Brookfield has completely transformed the landscape of the Bluemound Road corridor in a way that no one thought possible,” said Town of Brookfield Administrator Tom Hagie.

“The Town is excited and encouraged by the proposed changes to Market Street and the expansion of The Corners with the West End. We look forward to partnering with The Corners team again on this new development.”

According to Mandel Group’s Bob Monnat, the current apartments in the complex, “continue to be near-fully leased even as substantial new competition has entered the market.”
